Dubai’s Commercial Real Estate Soars: Office Demand Reaches Unprecedented Heights

From offices to retail, Dubai’s commercial sector saw 31% YoY growth in Q3 2025. Learn what’s driving demand and pricing momentum.

Dubai’s Commercial Real Estate Soars: Office Demand Reaches Unprecedented Heights

Dubai’s commercial property arena is surging ahead with remarkable momentum as Q3 2025 paints a vivid picture of strength across offices, off-plan deals, and retail. A total of AED 30.38 billion in commercial sales was recorded, marking a 31% uplift year-on-year and reaffirming the emirate’s ascendancy as a premier global business hub.

Office Sector: Leading the Charge

The office market proved to be the true engine of growth: some AED 3.1 billion in office sales across 1,153 units, reflecting an 18% rise quarter-on-quarter and a striking 93% surge compared to the same period last year.

Transaction volume climbed 19% quarter-on-quarter and 45% year-on-year, signaling strong and sustained demand from corporates, start-ups, and regional expansions.

This uptick aligns with market research showing that grade-A, premium office supply is extremely tight: for example, one source identifies city-wide vacancy in Dubai at just 7.7%, with prime market vacancy as low as 0.3%.

“The strength of Q3 reflects structural demand rather than short-term market sentiment. With vacancy at historic lows, fitted and vacant commercial offices for sale are seeing unprecedented investor interest.”

Off-Plan & Retail: Complementary Growth Stories

The pipeline remains healthy, with approximately 680,000 sqm of new office supply expected by 2027, supported by hubs such as Business Bay, Motor City, and Dubai South.

On the retail front, momentum returned with a Q3 value of AED 1.15 billion across 437 deals — a 95% quarter-on-quarter increase and a 55% year-on-year rise.

The rebound is underpinned by robust consumer spending, rising tourism (12.4 million international visitors in the first nine months of 2025), and the advent of experiential retail hubs in locations like City Walk, Dubai Hills, and Al Wasl Boulevard.

Pricing & Market Sentiment

Secondary market office pricing climbed to AED 1,685 per sq ft, a 19% increase versus last year — the highest level in more than a decade.

Buyer leads in the commercial sector increased by 47% year-over-year, further indicating elevated investor confidence.

Market consultants attribute the positive sentiment to Dubai’s low-tax, business-friendly environment, high net worth inflows, robust macroeconomic fundamentals, and ongoing free zone expansions.

With global corporates continuing to anchor regional operations in Dubai, and the supply of premium commercial stock remaining constrained, the commercial real estate sector appears poised to maintain its trajectory well into 2026.

As Dubai continues to redefine its global investment landscape, one thing remains clear — the city’s commercial real estate story is far from over.

With rising investor confidence, sustained corporate demand, and limited Grade A supply, Dubai stands as a blueprint for resilient growth in 2026 and beyond.
