Hudayriyat Island sits just off Abu Dhabi island, opposite Al Bateen, and is linked to the city by its own bridge. Master developer Modon is turning it into one of the capital's main lifestyle destinations, with public beaches, cycling and running tracks, water sports and a growing number of gated villa communities.
For buyers, Hudayriyat offers something rare in Abu Dhabi: large freehold villas on an island that already has its leisure in place, around ten minutes from the city centre. Residential launches such as Wadeem Gardens, Hudayriyat Golf Estates and Bashayer are open to buyers of all nationalities.

Why buyers look at Hudayriyat Island
Hudayriyat combines two things that rarely come together: an island setting with open sea views, and a short drive to central Abu Dhabi. Modon describes the downtown areas around Hamdan Street as about 10 minutes (11 km) away.

Communities and new launches
Modon is building several residential districts on the island, each with its own character:

- Hudayriyat Golf Estates: 3 to 6-bedroom homes around an 18-hole golf course, from about AED 4.2 million, with a 40/60 payment plan
- Bashayer: an earlier villa district whose final phase sold out within a day of launch, according to Modon

Lifestyle and amenities
The island was planned around an active, outdoor way of life. Public beaches and the Marsana promenade, with its cafés and restaurants, are already popular with Abu Dhabi residents, and 321 Sports runs sports facilities and events on the island.
The residential master plan adds clubhouses, international schools, healthcare centres, retail and dining, cycling and walking paths and parks, phased in as the communities are completed.
Buying on Hudayriyat Island
Hudayriyat is a freehold zone, so foreign buyers can own their villa outright. Most homes are sold off-plan directly by Modon, and Modon offers financing of up to 75% on its off-plan projects.
