Our view on Berkeley Tower
Berkeley Tower is Ellington's Grade A office tower on Sheikh Zayed Road, and it brings the design standards Ellington is known for in its homes to Business Bay's commercial market. For a company that wants to own its headquarters instead of renting, or an investor looking for office income in one of Dubai's most traded commercial districts, it is one of the few new-build towers on Sheikh Zayed Road with handover before the end of the decade.
The tower rises to G+60, with 109 offices across six configurations, from 2,504 sq ft for a growing team up to 22,589 sq ft for a multi-floor headquarters. Ceilings are 3.8 to 4.1 metres high, twelve double-deck lifts serve the office floors, and parking is automated across six basement levels. Tenants share a co-working hub, fitness and pilates studios, a spinning studio, a games room and rest and recharge spaces, with landscaped terraces woven through the tower.
Business Bay is Dubai's busiest office market. Over the last 12 months it recorded 1,632 commercial sales, up 16% on the year before, at a median of about AED 3,500 per sq ft.
