Shahrukhz Residences is a new waterfront residential tower by Danube Properties in Dubai Maritime City, named after and inspired by Shah Rukh Khan. Launched in October 2026, it offers fully furnished studios, 1 to 3-bedroom apartments and penthouses with sea views, a 30/70 payment plan and handover in Q4 2029. Here is what buyers should know.

Not the same as Shahrukhz by Danube
Danube also has a commercial office tower called Shahrukhz by Danube on Sheikh Zayed Road. Shahrukhz Residences is a separate project: a residential tower on the water in Dubai Maritime City. If you are looking for a home or a rental investment, this is the one.
How the 30/70 payment plan works
You pay 10% on booking, 20% during construction and the remaining 70% on handover in Q4 2029. On an apartment at AED 1.65 million, that is AED 165,000 on booking, AED 330,000 while the tower is being built and AED 1.155 million on completion. Because most of the price is due at handover, you can plan to cover it with savings, a mortgage or the sale of another property.
