Wadeem Gardens is Modon's newest villa community on Hudayriyat Island, the waterfront island just off Abu Dhabi city. It is aimed at families who want a large villa with space, privacy and an outdoor lifestyle, without moving far from the city centre. Prices by villa type
At launch, the 4-bedroom villas start from about AED 8.7 million, the 5-bedroom villas from about AED 10.2 million and the 6-bedroom villas from about AED 11.6 million. Built-up areas run from roughly 4,600 to 6,400 sq ft (430 to 591 m²), on plots of about 5,700 to 7,750 sq ft (532 to 720 m²). Prices depend on the cluster, the plot and the release, so always ask for the current price list.
How the 25/75 payment plan works
Wadeem Gardens uses a 25/75 plan. You pay 5% on booking and a further 20% in instalments during construction, then the remaining 75% on handover. On a 4-bedroom villa at AED 8.7 million, that is roughly AED 2.2 million before handover and AED 6.5 million when the keys are ready.
Because most of the price falls due at handover, many buyers plan to cover it with a mortgage. Modon offers financing of up to 75% on its off-plan projects, and banks also lend on completed villas. The villas and the community
Rather than one large estate, Wadeem Gardens is split into three gated clusters, which keeps streets quieter and more private. The villas mix Contemporary Arabic and Modernist styles, with a choice of layouts, and are handed over unfurnished so you can finish the interiors your own way.
The wider plan includes clubhouses, international schools, healthcare centres, retail and dining, a waterfront promenade, parks and a long network of walking and cycling paths. These are phased in as the island's communities are completed.
Why Hudayriyat Island
Hudayriyat sits opposite Al Bateen and is linked to Abu Dhabi by its own bridge, with the downtown areas around Hamdan Street about 10 minutes away.
